First we need to understand how you live in your home, your needs and wants.

There are many methods to selecting a lot. You may choose one from our land bank, let us assist in finding a lot, or perhaps, you own land already. No matter the case, we can help.  Placing a small deposit will hold a lot and start the preliminary drawing process.

Preliminary drawings begin once a lot is chosen, and deposit placed.  The initial floorplan is developed through consultation with the client, Legacy and the designer. Once presented, the initial plan undergoes further modification until it fully satisfies the client's needs. We are now ready to proceed to pricing.

The preliminary drawings coupled with customer established specifications, provide the base for our trades and suppliers pricing. Once all costs of the build are compiled we present our quote. If accepted and agreed to, a contract is signed.   

With the contract signed we now proceed to working drawings. With budget in mind this provides one more opportunity for the client to modify the plan and/or exterior. Timing of construction drawing completion will vary depending on the size of the home.

With plans finalized building permit application can proceed. Once again timing of approval can vary. While awaiting permit approval the client can begin work on the decision checklist prepared by Legacy. This checklist outlines the product decisions to be made and in what order.

With permit in hand construction can start. Our decision checklist will provide the guide as to what decisions the client needs to make and in what order. In some cases the decisions are more involved and in those case we schedule meetings between the client, the trade/supplier and Legacy. Most notably when we order windows, at the completion of framing, the start of electrical, and the start of trim material installation.

Prior to possession there is a walkthrough to make note of any deficiencies and schedule completion of such deficiencies. Refer to the section on Warranty and Service for a further explanation of our warranty and how it exceeds the industry norm.
